Responsibilities
Operate and maintain all equipment in the hospitals physical plant
and related equipment throughout its buildings and grounds. Assign
work to and oversee the work of HVAC tradespeople and assigned
mechanics.
Demonstrate personal commitment to the organizations core values
through active involvement in the service excellence process. Work
cooperatively and effectively with departmental staff and
Providence Park associates. Contribute to a positive work
environment.
Develop and demonstrate safe work practices and attitudes, follow
safety rules, work to prevent unsafe conditions and behaviors, and
participate in organizational and departmental safety programs.
Operate and maintain the physical plant including boilers,
chillers, high and low pressure steam systems, fan-coil units,
emergency generators, air compressors, electric pumps, air
conditioning equipment, electrical switchgear, and all related
equipment used to provide utilities such as light, heat, water,
power, refrigeration, air conditioning, and other services in the
hospital.
Assign and oversee the work of assigned HVAC and mechanical staff.
Train associates in the safe operation and maintenance of all
physical plant equipment.
Work with Master Electrician and Master Plumber to assure that
preventive maintenance and repairs are scheduled and completed in a
timely, professional manner for all equipment under the
jurisdiction of the Facilities Support department.
Inspect all equipment in the mechanical rooms and throughout the
physical plants. Observe and record operating measures from meters
and gauges to assure that equipment is operating properly and at
maximum efficiency. Develop appropriate logs. Assure that all
observations and operating and maintenance activities are recorded
in the appropriate daily/weekly/monthly logs.
Perform all emergency maintenance and repairs of physical plant
equipment. Maintain all required records and documents relative to
these activities. Complete all work orders in a timely, legible
manner, assuring that complete and meaningful equipment histories
are maintained.
Assist with minor repairs to machines, equipment, and systems
normally attended to by the maintenance unit of the department. May
repair such systems as pneumatic tube systems, air compressors, and
laundry equipment.
Work with outside contractors to maintain appropriate water
chemistry throughout the physical plant.
Operate and repair all of the physical plants pumping systems for
domestic water supply, fire mains, process water, water softeners,
and hot water heating systems.
Maintain an inventory of supplies and order all supplies required
for the physical plant. Assure that MSDSs are obtained and entered
into the MaxCom online database for all chemicals and supplies.
Change and adjust equipment to conditions of electrical load,
weather, humidity, and severe storms to assure maximum operating
effectiveness.
Operate the fire pump in the case of fire or emergency, shutting
down all ventilating equipment to prevent spread of smoke
throughout the buildings, and to activate the sprinkler and fire
hose system.
Prepare incident reports on all fires and other incidents, as
required.
Understand the design and operation of the building management and
fire alarm systems. Operate the Johnson Controls and AutoMatrix
systems to control the building environment. Troubleshoot alarms
from and reset the SimplexGrinnell fire alarm systems.
Recommend and develop preventive maintenance procedures and
frequencies. Complete preventive maintenance tasks in a timely and
professional manner.

functions including addition, subtraction and multiplication.
Demonstrates ability to walk and stand approximately 90% of work
time, often lifting and positioning equipment and devices up to 60
lbs.
Requirements
Licensure / Certification / Registration:
Valid Michigan Driver's license required.
Second Class Steam Stationary Engineer license required.
Third Class Refrigeration License required.
Licensure by the City of Detroit preferred.
Certified or Journeyman status preferred.

Healthcare experience preferred. City of Detroit or City of
Dearborn license accepted.
